The property is known for its wellness-focused experiences and opened its doors in January of 2023. For its second year of operations the property reported an ADR of over Rs. 26,000 as of YTD Dec 24 with an occupancy of 45%. Acquired company generated revenue of Rs. 74.33 crore and EBITDA of Rs. 21.35 crore (28% EBIDTA margins) in FY24. Deal is valued at 7x sales which is at discount to valuation of some of the listed entities. The acquisition strengthens Chalet’s position in the high growth leisure, spiritual and wellness tourism market. We expect Chalet to renovate the property to gain higher room rentals and further improve the margin profile in the coming years. Positive.
